Noticing a shift in Calgary’s Early-Q3 real estate landscape, we’re seeing sales at 1,900—about 9% lower than last year—and benchmark prices softening by around 2% to $569,200. This signals a more favorable environment for buyers, especially in higher-density properties. With condo oversupply, several years of high construction activity, and a recent slowdown in international migration, the market has adjusted, particularly for apartments and row-style homes. Apartment prices dropped roughly 8% year-over-year to $297,600, and row-style properties saw a 6% decline to $418,500. Detached and semi-detached homes have held steadier, with detached prices dipping just 2% to $743,900 and semi-detached homes down less than 1% at $691,000. On the supply side, new listings are down 15% annually to 3,300, and total inventory sits at 6,600 homes—down 4%.
