  • Housing affordability improved in July from June

Housing affordability improved in July from June

July brought a welcome shift for buyers across Canada, with home prices dropping in 10 out of 13 major markets—including Vancouver, Hamilton, and Regina. These declines meant that the required income for mortgages lowered, making homeownership more accessible for many. While there was a slight dip in mortgage rates, it’s the price adjustments that truly drove this improvement in affordability. As someone who guides clients through residential, commercial, rural, and property management decisions in Calgary, I’ve seen how these trends open new possibilities—whether you’re searching for a home or an investment. Staying informed about these changes helps us make the most of evolving market opportunities together.

Canada’s “Record” Housing Correction? Prices Near Highs In Most Provinces

As someone deeply engaged in Calgary’s real estate dynamics, I’m closely watching the latest numbers: Canadian home prices edged down 0.6% to $661,800 in July. While six provinces experienced declines, three Atlantic provinces saw gains—underscoring the patchwork nature of our national market. Since March 2022, we’ve seen a 21.3% drop overall, with Ontario and B.C. leading the way, even as affordability remains a challenge for many. My experience in residential, commercial, and rural real estate has shown that price trends like these often open doors for both buyers and investors. Whether you’re considering your next move or weighing an investment, understanding these shifts is key to making confident, informed decisions.

  • Calgary Affordability Improved | Discover Your Dream Home with us! Looking for the perfect place to call home? Call us for the best listings!

Calgary’s affordability took a positive turn in Q2 2026, putting our city among just six metros in Canada to see genuine improvement this quarter, according to the latest market monitor. This marks an impressive 10th straight quarter of progress—evidence that, even in a challenging climate, Calgary continues to stand out. Still, it’s important to keep perspective: affordability remains below historic averages in every metro tracked, Calgary included, reminding us that there’s still a way to go before we reach more balanced territory.

What’s driving these changes? For Calgary, falling home prices have been enough to offset slightly higher mortgage rates—a shift from last year’s rate-driven recovery. The monitor notes that we shouldn’t count on mortgage rates to give much more relief in the near future, so factors like steady incomes and a more stable pricing environment will be key for buyers and investors alike.

As someone who works with Calgary’s homeowners, buyers, and investors every day, I see firsthand how these trends play out in real time. Navigating affordability isn’t just about chasing numbers—it’s about making thoughtful, informed decisions. If you’re considering your next move in Calgary, I’m here to offer insights tailored to your unique plans.

    Building a new home

Constructing a new home allows customization of layout, finishes, and fixtures. A clear written contract detailing home specifications, costs, payment schedules, and warranties is essential to avoid disputes. For condominiums, review developer credentials, fees, and legal documents carefully. Construction involves multiple trades, permits, and inspections. Builders must provide home warranty coverage, and deposit protection insurance is recommended. Self-building requires managing all aspects and obtaining warranty before resale.

Falling home prices drive record 10th straight quarter of affordability gains

We're now seeing housing affordability improve for a record 10th consecutive quarter, as falling home prices help to balance out the impact of rising mortgage rates. At this point, payments sit at 51.1% of median income. While Vancouver remains the least affordable market, the next steps for affordability depend on steady income growth and keeping home price increases in check. • Just listed in Chestermere. A 2023 townhome where both bedrooms are big enough for a king bed, with an open main floor, a balcony, and a 2-car tandem garage. Vacant, with flexible possession.

Built in 2023 in the Cascata project at Chelsea, this townhome was laid out with two bedrooms instead of three, giving both bedrooms generous space. The second bedroom measures 14'4" by 13'11", almost as large as the primary at 14'5" by 12'7". Both are on the top floor, along with the laundry, and the primary has a four-piece ensuite. Telus PureFibre is available at the address. One level down, the main floor brings the kitchen, dining and living areas together in one open space, with a balcony off the dining area. The kitchen features quartz counters and an island, warm brown cabinetry and stainless steel appliances. The living room measures 14'4" by 12'3", with a dining area large enough for a full-sized table. Measured above-grade space is 1,346 square feet. The garage runs 33 feet deep, holding two vehicles in tandem with a third on the driveway. The builder offered the rear section as an optional office or small third bedroom; that option was not taken, but the courtyard door is already in place. Beyond the shared courtyard, the complex has visitor parking for guests. Chestermere Lake is 2.7 kilometres away. Schools, pathways and parks are within the community, while East Hills Shopping Centre, with Costco, Walmart and Cineplex, is a short drive away. The commute to Calgary is straightforward. The home is vacant, with flexible possession.

  • Canada First-Time Buyer Rules Differ | Discover Your Dream Home with us! Looking for the perfect place to call home? Call us for the best listings!

In Canada, previous ownership does not automatically decide first-time buyer status. Eligibility can hinge on ownership, occupancy, title interest, or a recent separation.
Many federal programs look at whether you lived in a home you owned during the current year and previous four calendar years.
Insured mortgage rules ask a different question: buyers may qualify if they never purchased, have not occupied an owned home recently, or separated.
Provincial rules can be stricter. In Ontario, a lifetime ownership test generally blocks the land transfer tax refund, even when federal definitions reopen eligibility.
Before assuming you qualify or miss out, ask which first-time buyer definition applies. The right answer can affect valuable Canadian homebuying benefits.
