Canada’s housing supply challenge is more pressing than many realize. According to the national housing agency, to restore pre-pandemic affordability, we’d need between 417,000 and 469,000 new homes built each year through 2036—well beyond what’s currently on track. Even now, projections indicate a persistent supply gap of 187,000 to 238,000 homes annually over the next decade. With construction expected to slow faster than demand, this gap is a real concern for anyone hoping to buy, invest, or lease. As a Realtor® deeply involved in Calgary’s residential, commercial, and rural markets, I see firsthand how this impacts both homeowners and investors. Much of the current building is already committed to ongoing projects, so bridging this gap means ramping up efforts in ways we haven’t seen before. The reality: Canada will need about twice as much new housing construction as is currently projected if we want to make meaningful progress on affordability in the coming years.
